Standard Rates 
All reservations must be guaranteed by a valid credit card at the time of booking. All cancellations must be received by 6:00 pm Chiang Mai time at least 5 days prior to expected arrival date, or a fee equal to one night’s room rate, plus taxes and service charges, will apply. No-shows will be subject to a fee equal to 100% of the total cost of the full reserved stay, plus applicable taxes and service charges. Any material changes requested within the cancellation period are subject to approval by the Resort.
Non-Refundable Rates
A full, non-refundable prepayment of the room rate and tax is required at the time of booking (no refunds will be issued for cancelled or changed reservations). In cases of cancellation or no-show, the Resort will retain the full prepayment. The credit card used to make the reservation must be presented on arrival.

All offers are subject to availability at the time of reservation. Offers are not valid in conjunction with any other offer or contract and do not apply to groups. Rates are per room, per night, vary by arrival date and/or length of stay, and do not include applicable mandatory property fees (for example resort fees or service charges), gratuities, or government imposed taxes, service charges, levies or surcharges, unless otherwise noted. Early departure fees may apply. Rates are subject to change.
